Closing is the final step in the real estate purchase process. As a buyer, you may have anticipated this day with great excitement. What To Expect At A Real Estate Closing

Real estate closings can vary considerably, depending on the specifics related to the transaction. In some cases, all parties meet in one room at the same time. In others, sellers sign paperwork separately from the persons purchasing the property.

You can expect to sign a number of documents at the closing, including those related to:

  • Points, in which you pay up-front a certain amount to lower your mortgage interest rate. Generally, one point is equal to one percent of the mortgage amount.
  • The mortgage note and the deed of trust, which fund your purchase and give the lender the ability to file a claim against the property if you fail to pay your mortgage.
  • The HUD-1 Settlement Statement, which sets forth all terms of the purchase agreement.
  • Closing costs, which can include fees for title searches, attorney’s fees, appraisal fees, fees to record your transaction with the city or county and an underwriting fee for your loan.
  • A certificate of occupancy if you’re buying a brand-new home.
  • A purchase agreement, which finalizes your home purchase.
