What A Real Estate Title Search Does For Your Property Purchase

A title search during the purchase process examines the history of title to the property you want to buy and looks for other people who could lay claim to the property. The Case For An Extensive Title Search

Our lawyers strive to conduct a thorough title search for your intended property, looking for potential conflicts (known as “clouds”) related to the title.  This requires reviewing documentation related to the property from the local Registrar of Deeds office, including mortgage records, property indexes, liens filed against the property and deeds to the property.

Title examinations search back as far possible in the history of the property. This is to ensure that each conveyance of the property from owner to owner complied with state and local laws. Previous conflicts in the title must be settled before the current purchase can be completed.

Once the search is complete, our company produces a report on the title history called an Abstract of Title. A Title Opinion Letter can then be drafted. This letter is the legal document that verifies the title for the property is clear. After the title is verified as clear, we can issue title insurance for your property.
